Spurs unveils designs for residential towers by stadium

The Premier League club is already building a 29-storey hotel designed by F3 immediately neighbouring its Populous-designed 62,800-capacity stadium, which opened in 2019. Both are part of a major redevelopment of the White Hart Lane site masterplanned by Allies & Morrison.

The latest detailed designs are for four towers of between 19 and 35 storeys high, as well as a series of three-storey townhouses, which will stand south of its stadium to the east of the hotel.

A design and access statement said the 585-home development would be ‘connected to its neighbours with shared use of certain materials, creating a holistic approach to the overall development’.

The materials include pre-cast concrete, which will be used on a shared podium for the four towers, as well as London stock brick, planar blades and fluted panels. The towers will have a white and grey colour scheme, complementing the grey stadium and the club’s white logo.

‘Although different in height, the towers share a consistent language, including materials, articulation and design, which accords with the approved design code and design and access statement by Allies and Morrison,’ the newly-submitted document said.

‘As a result, the development is viewed as a cluster of coherent towers that clearly relate rather than compete with one another.’

F3 said some departure from the previously approved design code is required due to new regulations.

The towers will have less glazing than previously envisaged following legislation on overheating, while areas of openable glazing have increased, and layouts have been revised to allow for the introduction of second staircases.

The original design also did not allow for shading, but a boxed frame shading system, with deep reveals around window bays, has been used to boost energy efficiency and ‘enrich the rhythm and character of the façade,’ according to F3.

The plans have been submitted to Haringey Council, which will rule on the detailed design in the coming months.
